Terms of Service

  • Security Deposit $250.00 (Refundable according to the terms of the agreement).
  • Cleaning Fee: $150.00 (non-refundable)
  • Payments will be by credit card only. 15% of the reservation’s invoice total will be charged immediately after a reservation is received to secure the booking. The balance of the reservation will be charged 30 days prior to check-in. Rental amount is fully refundable minus a cancellation fee of 15% of the reservation total for notification of cancellations 30 days or longer prior to the arrival date or 60 days or more for holiday reservations. No refunds for last minute cancellations within 30 days of arrival date or within 60 days for holiday reservations.
  • Renter and/or Renters must be 23 years of age or older to reserve and book a vacation property. The term Renter and/or Renters are interchangeable and both terms mean the singular and the plural.

  •  The premises do include unlimited long distance for your convenience. If any additional charges are incurred on the bill during the renter’s stay, then their credit card will automatically be charged for these additional fees. This includes, and not limited to direct dialed toll calls, incoming collect calls, 411 information calls, 3-way conference calls, operator assisted toll calls, and 900 and 976 calls.
  • No animals or pets of any kind will be brought onto the premises.
  • There shall be no smoking inside the premises. Smoking is permitted outside the home.
  • The Renters shall dispose of all waste material generated during the rental period in a lawful manner and put the trash in the bins along the curb during their stay for pick up by waste management company on regular pick up days at appropriate time. The garbage is picked up early morning. Check the garbage pick-up schedule on site for dates and time. Renter is cautioned not to leave trash outside for long periods of time because it attracts animals.
  • The Renter shall not sublet the property.
  • We occasionally experience outages that are beyond our control. We report outages as each occurs. No refunds will be given for any outages.
  • Renter agrees that fireworks and other hazardous materials shall not be used in or around the property. Occupancy and use of premises shall not be such as to disturb or offend neighbors or residents by means of including but not limited to; parties, excessive speeding through neighborhoods, riding of ATV’s or off road motorcycles/dirt bikes, excessive noise, discharging of firearms, paint ball guns or any other noise-inducing mechanisms. Owner reserves the right to terminate this agreement and evict guests with no refund or rebate.
  • Renter agrees not to access the “owner’s closet.” Even if unlocked, it could contain cleaning supplies and chemicals that could be hazardous to children and adults. The owner’s closets are marked with “please do not enter.”
  • The property has fire alarms and carbon monoxide detectors installed by ADT and they are believed to function properly at the time of rental. If they do go off, then ADT will call on the land line to see if assistance is needed and they will ask for the address of the location and the name of the Renter
  • The property has a fire Extinguisher in each of the cabinets under the Kitchen sink. Renter agrees to use the fire extinguisher only for true emergencies.
  • This home does have a keyless entry system installed on the front door. This lock system will not automatically lock when entering and exiting. You will need to type in your code followed by the # sign to lock your door when exiting the house. From the inside, please press the “lock” button found on the handle.
    • Your code will not work unless you press in your code, followed by the # sign.

There are two methods to opening the lock on your vacation rental. One is to simply enter the full Access Code (followed by the # key). The other is to create your own shorter code for use during your stay

Method 1: Use Default Access Code

Method 2: Create Your Own 3-5 Digit Code

  • Enter the following on the lock’s keypad: Access Code,      # (Door will unlock)
  • Step 1: Hold the * key until green light is solid      (About 2 seconds), then release.
  • Step 2: While green light is lit, enter Access Code, #,      Your Own Code, # Now you have programmed your own code into the lock. Next      step is to unlock the door using the code you just created. Please note      that as a security measure, the shortened code you program must not have      been used by a previous guest during the last 6 months. Please create a unique 3-5 digit code--it is imperative that you do not use a simple code that anyone can guess, such as "1234", so that your valuables will be protected while you are away!
  • Step 3: Enter Your Code, # (Door will unlock)
  • There is an ADT alarm system installed at the property. The Renter will be given a 4 digit alarm code at the time of rental that is unique to them. This code will be needed to gain access to the property at arrival and when checking out. The alarm can be used at your own discretion during your stay. If the alarm goes off, then ADT will call the land line to see if assistance is needed and the Renter will be given an opportunity to declare an emergency. If it is not an emergency, then the Renter needs to let the ADT operator know that they do not have the emergency code, and ADT will contact the Landlord. Each additional alarm call after the 1st one will result in a $5.00 additional fee to the Renter.
  • Renter shall see to their own security while in the property by locking doors, windows, garage doors, etc. when it’s prudent to do so.
  • Theft and missing inventory-Owner keeps counts and records of household inventory, linens, towels and equipment. Missing inventory will be deemed a form of theft by taking and Owner reserves the right to charge guest credit cards for reimbursement of missing items and/or Owner reserves the right to pursue criminal charges if needed.
  • Any items left behind by Renter will be deemed abandoned and shall become the property of Owner. Owner shall not be held liable to renter for said items.
  • Satellite TV and Internet is provided and service level has been chosen by Owner. No refund of rents shall be given for outages, content, or lack of content, speed, or access problems.
  • A Cellular repeater system has been installed at 370 Star lane. No refund of rents shall be given for lack of cellular service when the repeater is unable to lock in signal.
  • Renter agrees that air conditioning shall not be set below 75 degrees and heat shall not be set above 78, and that the fan setting shall be “Auto.” Doors and windows shall be closed when either heat or air conditioning is in operation.
  • Owner is not responsible for guests inability to arrive or depart on time nor if guests choose or are required to depart early for any reason., including but not limited to inclement weather such as rain, snow, sleet, ice, wind, fire or any of the reason whatsoever. Such matters are out of Owner’s direct control. No Refunds or Rebates will be offered. On a case by case basis, Owner may offer a discounted rate for emergency situations forcing an extension of original departures or a credit on file applicable towards a future stay for emergency situations preventing timely occupancy as an act of good faith but has not obligation to do so whatsoever.
  • The Renter is leasing a privately owned home. Guests shall act responsibly and with courtesy in the use of the home. Premises are to be left in clean, undamaged condition and guests must follow check-in and check-out procedures, along with the pet policy. Properties have been cleaned and inspected prior to guests’ arrival. Guests must call Owner if any damages or defects are noticed. Properties found in excessively unclean condition or with any unique or special cleaning requirements will be subject to additional cleaning charges and billed directly to credit card on file without notification.
  • A standard supply of linens is provided in each property that supports the maximum occupancy. Bed linen and bath towels are not changed during your stay. A complimentary supply of start-up consumables is given to guests at check-in and not
  • replenished during guest stay, however, housekeeping service and other cleaning arrangements during your stay are available for an additional charge. Contact Bella Casa, LLC office for more details.
  • Some properties contain wood burning fireplaces. No other items including, but not limited to charcoal, lava rocks, accelerates, etc. will be burned in fireplaces or fire pits. Guests agree to pay not less than $100 if any items, other than hardwood or Dura-flame type logs, are burned in fireplaces. Never throw Ashes or coals into garbage or onto property or woods. Please leave ashes and coals inside fireplaces are to be removed by trained cleaning personnel. Please call to inquire or order additional starter logs.
  • Some properties have gas burning fireplaces. Only natural gas is allowed to be burned in the fireplace. Gas fireplaces are not equipped to burn wood or any other materials and will become an instant fire hazard if used improperly. The key to the fireplace’s gas valve must remain off at all times unless it is lit. When the fireplace is being used, Renter must watch the fireplace closely and frequently. Renter, before going to be or leaving the house, must switch the gas valve off. Please note that gas fireplaces are seasonal and, in some rental properties, may not be operational during certain times of the year.
  • Some properties provide a rock fire pit. If a property does not offer a fire pit, guests may not build one as doing so is considered a safety hazard and considered damage to the premises. Guests who construct their own fire pits without authorization will be charges no less than $100 to deconstruct and repair grounds.
  • Some properties provide a hot tub. Hot tub covers have cover lift assist, cover clips, or padlocks. Please read the user manual in the home for proper use of the hot tub and covers to avoid damaging them. Never put soap or bubble bath in the hot tub. Guests agree to pay not less than $100 if hot tub treatment procedure has been ignored or if the hot tub has been compromised in such a manner that results in cleaning services being delayed or excessive. Hot tubs have been cleaned and treated prior to guests’ arrival. Guests must turn off hot tub jets and close the hot tub cover when not in use to avoid excessive water evaporation and damage to operating components.
  • Roads leading to some properties are dirt and/or gravel, curvy, and mountainous. Owner is not responsible for conditions of road or any damages from conditions of road. Guests should make every effort to use a vehicle that can tolerate these types of driving conditions.
  • Properties with propane grills are fueled by liquid propane and under no circumstances may guests add charcoal or any derivative of charcoal to the propane grills, nor any form of combustible liquid or combustible physical material. If evidence of such combustibles is found inside the propane grill, Owner is authorized to charge not less than $150 to guests’ credit card for cleaning and sanitizing grill for next guest use.
  • Travel Insurance and Renters Insurance are recommended. Contact your insurance agent for information. Owners insurance does not cover Renter’s property or liability
  • Owner shall not be responsible for any tort liability, whether bodily injury or personal property damage. Renters hereby understand, agree and accept that Owner makes no promise, covenant or warranty to indemnify the Renters from personal bodily injury or personal property damage that occurs on the property (address referenced above).   • I hereby have read and understand that the aforementioned property is located in such a geographical area that is wilderness and the terrain may be treacherous or dangerous. Renters accept such risks. Renters have chosen to rent such location knowing it to be located on such geographical terrain, including but not limited to cliffs, bluffs and caves and hereby accept any such risk that comes with falling, slipping, or any other injury that may occur due to the geographical terrain.
  • Renters further have read and understand that the aforementioned property is located in proximity to water, including but not limited to waterfalls and springs, and know and understand any and all risks associated therewith. Owner will not be liable for any personal injury or property damage that occurs to Renters or their guests resulting from the Renters and their guests’ negligence, recklessness or intentional acts resulting in personal injury or property damage.
  • Upon arrival Renter shall inspect the property for any damage, unsafe or unsanitary condition, damage or defects. Renter shall immediately, but not less than two (2) hours after arrival, notify Owner of any such conditions in writing by completing the inspection sheet that is with the welcome letter and email, text, or fax to Owner, and include pictures of the condition. Renter is responsible for any damage to the property and its contents during the rental period caused by Renter or Renter’s guest. Renter’s security deposit will be applied to any such damage and Renter shall be liable for the additional damages. Renter is liable for their actions and the actions of guest for any damage or injury they cause to third parties during the rental period. Renters hereby indemnify Owner and hold Owner, its officers and agents harmless from any liability for damages, cost or attorney fees for Renters actions during the rental period.
